Services and pricing

What we do

Two cleaning options cover nearly every call we get. Anything unusual we look at and quote before starting — you will never get an invoice with a number you have not already agreed to.

Basic Clean

$245

A full clean of the dryer vent run, end to end. We disconnect the dryer, brush and vacuum the duct, clear the exterior termination, then reconnect and confirm the vent is drawing properly before we leave.

  • Dryer disconnected and reconnected
  • Full duct run brushed and vacuumed
  • Exterior hood and flap cleared
  • Lint removed from the property
  • Visual check of the connection and termination

Premium Clean

$275

Everything in the Basic Clean, plus a comprehensive inspection of the duct and termination and a measured airflow test before and after, so you can see the difference the clean made.

  • Everything in the Basic Clean
  • Comprehensive duct and termination inspection
  • Airflow measured before and after
  • Before and after photos of your run
  • Code notes on anything out of spec

Annual Safety Plan

$215 / year

One clean a year on a schedule you do not have to remember, with priority booking and a discount on anything else you need.

  • One Basic Clean every year
  • Priority booking
  • Automatic reminders
  • 10% off additional services

Added when needed

Quoted before we start, never after. Neither is charged unless the vent actually needs it.

  • Extra Long Vent

    +$40

Added when the run is over 25 feet. Long runs need more rod sections and more passes to clear properly.

  • Termination Replacement

    +$135

A new exterior hood when the old flap or screened cap needs replacing. Screened caps trap lint and are not permitted on a dryer vent under IMC 504.

Why it matters

Why does a dryer vent need cleaning?

Lint escapes the trap on every load and settles in the duct. As the run narrows, the dryer works longer and hotter to move the same air. That is where both the fire risk and the higher electric bill come from.

Berkshire houses are hard on a dryer vent for reasons that have little to do with how often you empty the lint trap. The heating season here runs six months and more, so everything dries indoors and the dryer works all winter. Most of the stock is old enough that the laundry ended up in a basement, which means a long vertical lift before the duct ever turns for an exterior wall. And warm, wet exhaust meeting a hood that is below freezing is how lint stops being fluff and becomes a wet mat that will not move. Once a year is the right interval for most homes, twice for a busy household.

~2,900

home dryer fires a year caused by failure to clean, per the U.S. Fire Administration.

Signs your vent is overdue

  • Clothes are still damp after a full cycle
  • The laundry room gets hot while the dryer runs
  • A burning or musty smell during a cycle
  • The exterior hood flap no longer moves when the dryer is on
  • It has been more than a year since the last clean

How it works

One call, one visit

No callback queue, no estimate visit, and no number on the invoice you have not already agreed to.

  1. Tell us about the vent

A few questions about where the dryer is, how the vent is piped, and whether the outside hood can be reached from the ground. That is enough for us to price the job properly on the call.

  2. We agree a day and a window

We give you a date and an arrival window while you are on the phone, and confirm it by text or email.

    Then, at the house

  3. We clean and test it

One visit. We brush and vacuum the full run, clear the exterior hood, reconnect, and confirm the vent is drawing before we leave.

  4. You pay after

Payment is after the work is done. We accept cash and check, settled with us on the day.

Common questions

Answers

If your question is not here, call and ask. We would rather talk it through than have you book the wrong thing.

How much does dryer vent cleaning cost in Berkshire County?

A Basic Clean is $245 and a Premium Clean is $275. The Premium adds a full inspection of the duct and termination and a measured airflow test before and after. A vent run longer than 25 feet adds $40, and replacing a failed exterior termination is $135. The price is confirmed before any work starts.

How often should a dryer vent be cleaned?

Once a year for a typical household, and twice a year if you run more than about five loads a week, dry pet bedding, or have a duct run longer than 25 feet. Vents here tend to need it more often than average, because the heating season is long and a basement laundry usually means a long run to the outside wall.

How do I know if my dryer vent needs cleaning?

The clearest sign is clothes still being damp after a full cycle. Others are a laundry room that gets hot while the dryer runs, a burning or musty smell, and an exterior hood flap that no longer swings open when the dryer is on. Any of those means the run is restricted.

How long does a dryer vent cleaning take?

About an hour for most single-family homes. Longer runs, second and third floor laundry rooms, and vents that need a ladder take somewhat longer, which is why we ask about those when you call.

Can a dryer vent have a screen or cage on the outside?

No. The International Mechanical Code (IMC 504) prohibits screens at a dryer vent termination, because lint catches on the mesh and blocks the outlet. If we find a screened cap we will tell you, and replacing it with a proper flapped hood is a flat $135.

Do you work with condo associations and rental properties?

Yes. Commercial and condo association work is priced per unit at $130 with a minimum of ten cleanings, or $120 per unit on a yearly contract. We invoice per building so there is nothing to chase between units.

What towns do you serve?

Adams, Cheshire, Dalton, Egremont, Great Barrington, Hinsdale, Lanesborough, Lee, Lenox, North Adams, Pittsfield, Sheffield, Stockbridge, West Stockbridge and Williamstown. We are based in Pittsfield.

When do I pay?

After the work is done, never before. We confirm the price with you before we start, and nothing is taken up front. We accept cash and check.
